VvE cleaning — spotless communal areas, off the board’s plate

The stairwell is the calling card of your building — and the first source of complaints at the members’ meeting (ledenvergadering) when it is not up to scratch. P&P Service handles the cleaning of stairwells, entrances, lifts and galleries for VvE’s (Dutch homeowners’ associations) across Noord-Brabant and the south of Zuid-Holland. Fixed schedule, fixed team, one clear monthly invoice. The board arranges it once — after that it simply runs.

What it covers

Every communal area, structurally in order

VvE cleaning is about the spaces that belong to everyone — and therefore to no one. The entrance where visitors first step in, the stairwell used daily by every resident, the lift where fingerprints and dust build up in no time. Let that slide and it reflects on the whole building — and on the value of the apartments.

We take the complete package off your hands following a fixed work programme. No shifting rota of volunteers, no debate over whose turn the gallery was — just a professional team that comes at set times and demonstrably delivers what was agreed.

Alongside the regular work we schedule periodic extras: window cleaning of entrance facades and gallery glass, machine maintenance of porch floors, and an annual deep clean of, say, the bin store.

The standard work programme

  • Stairwell: treads, handrails, balustrades and porch floors
  • Entrance: floor, doors, entrance glass, mats and skirting
  • Lift: cabin, mirrors, doors and lift thresholds
  • Galleries and corridors: sweeping, mopping, cobweb removal
  • Letterboxes, intercom panel and light switches
  • Storage passages and bin rooms

To schedule periodically

  • Window cleaning, inside and out
  • Machine scrubbing of hard floors
  • Deep cleaning of heavily used areas
  • Extra visits after move-ins or maintenance work
Fixed schedule

The frequency that fits your building

No off-the-shelf package, but a rhythm that matches the footfall in your building — recorded in the quote.

Weekly

The choice for larger buildings with many residents, heavy footfall and a shared entrance. The building looks well kept every single week; stains and litter get no chance to build up into complaints.

Fortnightly

The most popular rhythm for mid-sized buildings: often enough to stay structurally clean, economical enough for a healthy VvE budget. Optionally with an interim visit for the entrance only.

Monthly

Suited to small-scale buildings and porches with little footfall. Combined with an annual thorough clean and window cleaning, even a small building stays looking neat.

For the board

One monthly invoice, one contact, zero hassle

A VvE board does this work on top of a regular job. That is why we have set up the partnership to take almost no time. The VvE receives one clear monthly invoice for all agreed work — the regular programme and the periodic extras. That keeps the budget predictable and makes reporting to the audit committee and members’ meeting simple.

Communication runs through one fixed point of contact you can call, email or message directly. If a resident reports something to the board, it is forwarded in a single message — and picked up within 12 hours on working days. For the annual meeting we can supply a short overview of work carried out and points of attention in the building.

Our people are also your extra eyes in the building: broken lighting, a faulty door closer, signs of a leak in the storage area — we report it to the board before it becomes a cost.

How working with us goes

  • One monthly invoice — regular and periodic work bundled
  • One point of contact, directly reachable, no call centre
  • Work programme per building, in black and white in the quote
  • Flagging of defects and issues in the building
  • Overview of work carried out for the annual meeting
  • Fixed stand-in during illness — the schedule always continues

Does your VvE work with a professional manager? No problem: we liaise just as easily directly with your VvE management office.

For the residents

Cleaning that residents never notice — in a good way

In a residential building you are working in someone’s home. Our teams therefore work at fixed, recognisable times, greet the residents they meet, and never leave galleries or stairs needlessly blocked or slippery. Wet floors are marked, we clear our materials away straight away, and we do not ring doorbells unnecessarily.

That fixed rhythm has another benefit: residents see what happens. Not an anonymous outfit that “apparently comes by sometimes”, but the same team on the same day — visible results that no one need raise as an issue at the members’ meeting.

Service area

VvE’s across Brabant and beyond

From Zevenbergen we work for VvE’s and property managers in, among others, Breda, Etten-Leur, Roosendaal, Oosterhout, the Moerdijk municipality, Tilburg, Den Bosch, Eindhoven and Dordrecht.

Do you manage several buildings? We bundle them into one agreement with a single invoice stream and the same quality arrangements per location — far clearer that way.

Switching

A grubby stairwell again, despite having a contract?

It is the classic among VvE complaints: there is a cleaning contract, invoices really do arrive — yet residents keep reporting that the lift is sticky and the porch is dusty. Often the problem is not the people doing the work, but a vague work programme: no one can point to exactly what should be done at each visit.

We solve that with a work programme that describes, per area and per visit, exactly what happens. That lets the board — or any critical resident — simply check the result. We handle the switch cleanly: we look at the notice period of your current contract and start straight after, so the building is never a week without cleaning.

Signs it could be better

  • Recurring resident complaints at the meeting
  • No visible or verifiable work programme
  • A different face in the building every time
  • Invoices that cannot be traced back to agreed work
  • Complaints only picked up after repeated chasing

Sound familiar? Request a quote and lay our work programme next to your current contract — the comparison is usually quick to make.

How we work

From survey to first visit

Board decisions take time — arranging the cleaning does not.

Survey with a board member

We walk the building together: stairwell, entrance, lift, galleries and storage areas. You tell us what is going on; we note the condition, materials and points of attention.

Quote for the meeting

Within 1 working day you have a quote with a fixed price and a complete work programme — clear enough to discuss as-is in the board or members’ meeting.

Start at fixed times

Once approved, the fixed team starts on the agreed day and frequency. From then on the board receives one monthly invoice — and otherwise nothing more to worry about.

Frequently asked questions

VvE cleaning — what boards ask us

VvE cleaning is the structural upkeep of all communal areas of an apartment building: the stairwell, entrance, lift, galleries, corridors and storage passages. It is carried out on a fixed schedule according to a work programme agreed with the board, so the building looks well kept all year round. VvE stands for “Vereniging van Eigenaren” — a Dutch homeowners’ association.
As standard: vacuuming and mopping floors, entrance doors and glass, lift cabin and doors, handrails and balustrades, letterboxes and the intercom panel, and removing cobwebs. On a periodic basis we add window cleaning, machine floor maintenance and deep cleaning. Exactly what is included is set out per building in the work programme with the quote.
The VvE decides that. Weekly or fortnightly is usual for buildings with many residents and heavy footfall, and monthly for smaller buildings. We recommend a frequency during the survey and adjust it when practice calls for it — for example extra visits in autumn.
Where possible we work with environmentally conscious professional products suited to the materials in your building. If the VvE has specific wishes — for example low-odour or eco-certified — we record that in the work programme.
That depends on the number of floors, porches and the chosen frequency. We work with a fixed price agreed up front in the quote — per visit or per month — so the board knows exactly where the VvE stands and the budget adds up. You receive the quote within 1 working day of the survey.
The VvE receives one clear monthly invoice for all agreed work — both regular and periodic. That keeps the financial year predictable and the audit committee happy. Invoices go straight to the board or to your VvE manager, whichever you prefer.
